This offer is Dux Living’s way of saying thank you for choosing to be part of our vibrant and welcoming community at such an early stage.

Terms & Conditions

1. Terms of Promotion
1.1 Dux Living is offering prospective residents the opportunity to receive an exclusive “Fixed Fee for Life” bonus when entering into an Application to Reside.
1.2 The Fixed Fee for Live Offer under this promotion is:
(a) made by Dux Churchill in July 2025;
(b) exclusive to apartments sold at Dux Churchill;
(c) only available to the people to exchange a contract with Dux Living at Dux Churchill by 30 September 2025;
(d) only redeemable once per person (or couple) per apartment;
(e) only available for new prospective residents of Dux Churchill;
(f) not valid in conjunction with any other offer; and
(g) not transferable to any other person or apartment.
1.3 The Fixed Fee for Life Offer will be recorded by way of a special condition contained in the Application to Reside, which will be carried across to the Residence and Management Contract (Special Condition).
1.4 Dux Living reserves the right to change, suspend, withdraw or extend this Promotion at any time without notice.

2 Special Conditions
2.1 As set out at 1.3, the terms of the selected Offer will be recorded by way of a Special Condition contained in the prospective resident’s:
(a) Application to Reside; and
(b) Residence and Management Contract.
2.2 The Special Condition to be applied in respect of the Offer is set out below.
The parties acknowledge and agree that, despite any provision to the contrary in the Residence and Management Contract, the monthly maintenance fee will be fixed from the commencement date to the date of termination of this contract.
For the avoidance of doubt, if any special levies are raised and agreed to by residents of the Village, you will be required to contribute to those special levies in the same manner as all other residents.
2.3 In relation to the Special Conditions at 2.2 , the parties acknowledge and agree that:
(a) as at the date of the Promotion, the Residence and Management Contract is in a draft form; and
(b) accordingly, the Special Conditions may be subject to minor amendment only for the following purposes:
(i) updating references to clauses within the Residence and Management Contract; and
(ii) amending language to reflect defined terms under legislation; and
(c) the effective meaning and purpose of the Special Conditions will not be amended.
