What size are the apartments?
There are one, two and three-bedroom apartments, which range in size from 101 sqm to 278 sqm (internal + external).
Can I make changes to my apartment?
This will be considered on a case-by-case basis by the Sales Manager of Village Manager.
Can I have a barbecue on my balcony?
This will be considered on a case-by-case basis by the Sales Manager or Village Manager.
Will I have power and water on my balcony?
Yes, power and water are available on your balcony.
Where can I hang my washing?
Please use your apartment to dry your washing. Please note that items cannot be hung over the balcony railing at any time.
Can I move my furniture in before settlement?
Yes, please speak to the Sales or Village manager to discuss.
Will there be help available when it’s time to move?
We can provide moving in and downsizing advice and co-ordination with removalists, utility and technology connections and redirection of mail.
Parking
Is there onsite car parking for residents?
Each apartment has at least one dedicated car space, with some larger apartments having two.
Is there visitor parking available?
Yes, there are two visitor car parks. Additionally, there is plenty of street parking on Bond Street and Churchill Street.
What is the height of the carpark?
The height of the carpark is 2.7 metres.

Yes, power and water are available on your balcony.
Where can I hang my washing?
Please use your apartment to dry your washing. Please note that items cannot be hung over the balcony railing at any time.
Will pay TV and the internet be available?
Everything you need to connect to the internet, pay TV and TV subscriptions is ready for you. All you need to do is to arrange and pay for your own provider. WiFi is available in the shared spaces, which is included in your monthly fee.
Can I bring my pet?
Yes, your pet is welcome, however this needs to be approved by the Community Manager first. More details on our pet policy can be found in the by-laws.
Can I have guests come to visit?
Of course, this is your home. All your guests are welcome, however please notify the Community Manager if you are going to have a guest stay overnight. The bylaws provide further detail on this.
What are the garbage arrangements?
There are bin chutes on each floor. We have a variety of bins for different waste: general waste, co-mingled recyclables, glass, food organics and hard/e-waste.
Is there additional storage available?
Yes, each apartment has a storage cage on their apartment level.
Can I have meals, groceries and the newspaper delivered to my apartment?
External deliveries can be let up to your floor via the internal intercom system. If the delivery is during business hours, the Concierge can accept deliveries and will notify you.
Management and services
Who manages the community?
Management, administration and operations of the village will be provided by One Fell Swoop, on behalf of Dux Living. They will also facilitate resident meetings as well as reporting and compliance with the Retirement Villages Act.
What are the staffing arrangements?
There is a part-time Community Manager, Concierge and Groundsperson onsite.
What if I have issues with management?
If you have any concerns, you can raise them directly with management or through the residents’ committee. If you are not satisfied with management’s response, there are several other options you can pursue, details of which can be found in the Consumer Affairs Victoria Internal Dispute Resolution Guidelines.
Will there be a residents’ committee?
As per the Retirement Villages Act, residents decide if they want a residents’ committee or not.
Some residents’ committees manage services, organise outings and recreational activities or help resolve minor disputes. They establish their own meeting procedures and decide how often to meet. They can also call a meeting of all residents at the community.
Will there be a social club?
Residents can develop their own special interest groups and committees based on the interests of the community. These groups can then facilitate activities and integrate them into the community’s lifestyle calendar.
Can I run an account for these services?
Yes, there will be a monthly account system in place, services to be debited directly each month.
What care options are available?
Services will be offered on a user-pays basis. Residents can pay privately or use a Home Care Package, or a combination of both. Most services will be provided through local partnerships and our alliance with an approved home care provider, such as Bolton Clarke. We can help facilitate these services.
